Council leases and insurance

What the 17 councils with CAQ clubs publish about insurance for club leases, with a page for each council.

Seven of the 17 councils with CAQ clubs state a public liability amount for clubs that lease from them. All seven name $20 million.

The national programme's public liability cover is up to $20 million in the 2026 policy year.

Who insures the building differs from council to council.

Logan and Rockhampton ask for the council to be named on the club's policy as an "interested party".

A club's own lease sets the terms that apply to that club.

This page is for committees of clubs that lease or license their ground or clubhouse from a local council. Each council below has its own page, quoting what the council publishes and linking to the council's document.

How clubs do it

  1. The club's lease or licence has an insurance clause. That clause sets the terms for that club.
  2. The clause can be compared with the club's cover. The national programme's summary gives public liability "up to a maximum of $20,000,000". It says a club "may need additional insurance" for property, workers compensation, events and travel.
  3. Where a council asks for a certificate of currency, a club can download one from V-Insurance's Certificate of Currency page.

The councils

Clubs are grouped by the address CAQ holds for each club.

Some council pages have more detail than others. Some councils publish a leasing policy or standard terms that mention insurance, and some do not. The club's own lease is the full record.

The public liability amount

Brisbane, Ipswich, Logan, Gold Coast, Western Downs, Bundaberg and Livingstone name $20 million. Eight councils ask for public liability cover but publish no amount. For Toowoomba and Tweed Shire, no insurance terms for club leases were found on the council's website.

Who insures the building

Brisbane's leasing page asks clubs with a lease to "have a damage policy covering full replacement value of all buildings and fixtures (for leases only)". Ipswich's policy says: "Generally, council will insure all buildings, unless alternative provisions are expressly indicated in the tenure agreement." Sunshine Coast insures its own buildings and says "These insurance costs will be on-charged to tenure holders as a condition of all new tenure arrangements." Each council's page has its own wording.
